Custom Design-Build Homes
A Design-Build Process Built Around Your Vision.
Design-build means one team carries your home from the first sketch through occupancy, coordinating design development, engineering, permitting, budgeting, and construction under a single point of contact rather than passing your project between separate firms. We’ve built that kind of continuity into every custom home we’ve delivered across the Lower Mainland since 1990, and it shows in homes that hold up long after the crews have left. Get in touch to start the conversation about your project.

Our Featured Custom Home Projects
The homes below reflect the people who live in them as much as they reflect our craftsmanship. Each one started with a conversation about how a family wanted to live, and ended with a finished home built to match. Here’s a closer look at a few of our design-build projects across the Lower Mainland.
One Team, From First Sketch to Final Walkthrough.
Building a custom home is one of the largest financial and personal commitments most families make, and design-build exists to make that process feel manageable rather than overwhelming. Bringing architectural design, permitting, budgeting, and construction under one roof means you’re working with a single team that understands both the vision and the realities of a job site, rather than juggling separate architects and contractors who don’t always agree with each other.
Unified Accountability
One point of contact carries your project from the first sketch through final walkthrough. You won’t be caught between an architect and a builder pointing fingers over a missed detail, because the team that designed your home is the same team building it.
Faster Timelines
Overlapping design and permitting with early construction planning cuts out the dead time that happens when these phases run one after another. Municipal review times vary across the Lower Mainland, so we build that variability into your schedule from the outset rather than promising a date we can’t control.
Cost Control
We provide detailed budgeting during design, before you’ve committed to expensive choices, and update it as selections firm up. Custom home financing is typically structured around staged progress draws tied to inspections and milestones, and a clear, current budget makes those draws predictable instead of stressful.
Seamless Communication
You get regular updates at every milestone, with clear documentation of any changes and what they mean for cost and schedule. Questions get answered quickly rather than sitting in an inbox until the next site meeting.
Our Design-Build Process
Every project moves through the same core stages, though the timeline and complexity shift depending on your site and scope.
Consultation & Lot Review
We start by understanding your vision and, if you’re still evaluating a property, reviewing the site itself. Slope, tree cover, access, and servicing all affect what’s buildable and what it will cost.
Design & Budgeting
Architectural plans and a detailed budget develop together, so aesthetic decisions and cost decisions inform each other instead of colliding later.
Permitting
We manage the municipal permitting process, which is often the least predictable stage of any custom build given how much review timelines vary between jurisdictions in the Lower Mainland.
Construction
Our team supervises the build directly, coordinating trades and inspections while keeping you informed at every milestone.
Completion & Warranty
Your home is finished with a deficiency walkthrough before handover, and covered by third-party warranty from the date of occupancy.
Built for Sites Other Builders Pass On
Not every property is a flat, cleared lot, and some of our most rewarding projects started with sites most builders would rather avoid. We’ve built on bluff properties, where the foundation work alone required specialized engineering and extensive site preparation before construction could even begin, and we’ve taken on projects as far out as Salt Spring Island, where access and logistics add a layer of complexity a standard build doesn’t have. If your property has a slope, a tricky access point, or site conditions that have scared off other quotes, it’s worth talking to us before you rule it out.
Built With Performance in Mind
British Columbia’s building code has moved toward higher energy-efficiency standards in recent years, and a well-built custom home needs to account for that at the design stage, not retrofitted in afterward. We pay close attention to building envelope performance, the walls, windows, and roofing assemblies that separate your home from the outside, because that’s what actually determines how comfortable and efficient a house feels once you’re living in it. If energy performance or a specific certification path matters to your project, we can talk through what that means for your design and budget early, before it becomes a harder and more expensive change later.
Ready to Talk About Your Property?
Every custom home starts with a conversation about how you actually want to live, not a template. Whether you’re planning a luxury new build on a challenging site or a home that needs to work for the next several decades, we’re ready to talk through what that looks like for your property. Get in touch to start that conversation.
